How we work

Every project — advised or delivered — moves through the same seven gates on our platform. A gate only opens when the evidence behind it stacks up, and you can see exactly where your project stands and what it needs to advance.

G1

Acquisition

Site, title and planning controls from primary sources; full feasibility on the price; the buy / don't-buy decision made on evidence. Our feasibility, planning-pathway and pre-purchase advisory work lives here — and an engagement can properly end at G1 with a clean "don't buy".

G2

Concept Design

The scheme that the feasibility assumed is tested against the controls: yield, mix and massing locked to the numbers, not the other way round.

G3

Design Development

Documentation matured and consultants coordinated, with the cost plan tracked against the feasibility's total development cost at every step.

G4

Project Launch

Funding structured, sales or pre-commitments secured, and the delivery contracts framed — the project is committed with eyes open.

G5

Approval to Commence Construction

Approvals in hand, builder competitively tendered, contract executed. Nothing starts on site until this gate clears.

G6

Construction

Delivery oversight: progress claims, variations, cost and risk managed and visible on the platform throughout the build.

G7

Project Finalisation

Completion, settlements, defects and close-out — and under a joint venture, the distribution waterfall paid in the agreed order: your preferred return first.
